Hawaii Cities Overview
How Deed Records Work in Hawaii Cities
Every city in Hawaii records property deeds through the same state system. The Bureau of Conveyances at the Kalanimoku Building in Honolulu is the single recording office for all real property transactions statewide. Whether you own a home in Urban Honolulu, a condo in Kihei, or a lot in Waipahu, the deed recording process is the same. Submit the document to the Bureau, pay the recording fee and applicable conveyance tax, and the instrument enters the statewide record. Documents from 1976 forward are searchable online through RecordEASE.
Each city is served by the Real Property Assessment Division of its county. Most cities in this list sit in Honolulu County on Oahu and use the City and County of Honolulu's assessment system. Kahului, Kihei, and Wailuku are in Maui County. Hilo is in Hawaii County on the Big Island. The county assessment offices handle property values, tax bills, exemption applications, and Tax Map Key assignments. They do not record deeds but they are the right place to ask about ownership data, assessment appeals, and exemption status.
